Green Park Residence in Kroměříž

HSF System transforms the Prior building in Kroměříž, Czech Republic, into the modern Green Park residence.

The reconstruction of the former Prior department store at Slovanské Square has entered its main construction phase. The international construction group HSF System is the general contractor of the Prior Green Park Kroměříž project. Construction is progressing according to schedule and completion is planned for 31 December 2026. The developer of the project is PRIOR Kroměříž. Apartment reservations and sales are already underway. 

HSF System is currently carrying out construction works on the second and third floors. Structural modifications, the construction of new external walls and the modernization of the building’s technical infrastructure are in progress. The aim is to prepare the building for the next phases of construction and its future use.

“The reconstruction of the Prior building is technically demanding and at the same time sensitive due to its location in the city centre. Our task is to combine respect for the original structure with the requirements of modern residential standards. Residential construction and civic amenity projects are becoming an integral part of our general contracting portfolio in both the Czech Republic and Slovakia,” says Lucie Mlčáková, Business Manager at the international construction group HSF System.

For decades, the Prior building was a prominent part of the city centre. It served as a place for everyday shopping and social interaction among residents. Over time, however, it lost its original function and remained unused. The Green Park project now gives the building a new purpose and brings life back to this part of Kroměříž.

“The goal was not only to create new apartments, but to bring new life to an important place. The building, which shaped the face of Slovanské Square for decades, is gaining a new role – becoming a place for modern, high-quality living naturally connected with public space and greenery. The transformation of this iconic structure builds on the original mass and form of the building,” explains Iveta Křížová, architect at the Dodetail studio.

A modern mixed-use building is being developed on the site of the former department store. The ground floor will remain dedicated to retail and services. The upper floors will offer 37 apartments with studio, one-bedroom and two-bedroom layouts. The project also includes the addition of a setback floor, which will expand the residential space. The architectural design respects the building’s location within the protection zone of the city’s historic preservation area.

The new building will bring a modern standard of living to the city centre. The apartments will be equipped with cooling systems and air purification units. The building will also feature its own photovoltaic power plant. In addition, 32 parking spaces will be created with infrastructure prepared for electric vehicle charging.

“When selecting the general contractor, we were looking for a partner with experience in similar projects and the ability to manage construction in the city centre with a strong focus on quality, safety and meeting deadlines. HSF System convinced us with its systematic approach, strong references and focus on modern and sustainable construction methods,” said Tomáš Janecký, representative of the investor of the Green Park Kroměříž project.
